Referral fee policy

In plain English

1. You find an agent on GayMoves and introduce yourself. Free.
2. If you hire them and the deal closes, their brokerage pays them a commission, as it always does.
3. The agent's brokerage then pays GayMoves a percentage of the gross commission, under a referral agreement, for deals that came from an introduction on GayMoves.

The rules we hold ourselves to

• Gross, before the split. The fee is a percentage of the gross commission on the deal, before the brokerage split. We are an outside referral source, paid under a referral agreement with the agent's brokerage. This structure is pending legal review (RESPA and state licensing rules).
• Routed leads only. The fee applies only to deals that began with an introduction from GayMoves.
• No per-deal cap. The fee is always the plan's percentage of the gross commission, so it grows with the deal.
• A 12-month tail. If an introduction leads to a closing within 12 months, the fee applies. After that, it never does.
• Paid only on close. No closing, no fee.
• No auto-renew trap. Subscriptions are month to month, cancel in one click, and we remind agents seven days before any annual renewal.

Fee by plan

Worked example: a $400,000 sale at 3% commission generates $12,000 gross. After a 70/30 brokerage split the agent receives $8,400, but the fee is calculated on the $12,000 gross. Plan prices and fees are proposals and live in one configuration file so they can be tuned.

What agents can and cannot see

• Agents see only the details you chose to share with them.
• Agents never see which other agents you contacted, or what any other agent pays.
• Routing priority can reflect a paid territory, but the order is explained to the agent and never hidden from you: you choose who you talk to.
